I am looking to covert my house into two separate flats and was wondering what the problems and restrictions there would be in doing this. I am hoping to live in one and sell the other to pay off some of the mortgage can anyone please advise?

Depends where you live, there may be restrictions in the Planning Department on your area. Get an Architectural Comapny to put in an Outline Planning Application, which 'tests the water' so to speak. If you are succesful apply for the full planning permission. If you are unsuccessful you won't have spent as much money, Although a planning application depending on where you live is only about £270 ( depending on what you want to do).
Building Regualtions is a different matter. You will have to comply with all the current Building Standards (see your local Building Standards office - they will usually have a guide on the net). New regulations on insulation (part L) have become slightly confusing.
But its a relatively small job to complete.
