The seal on the unit is broken.

A double glazed unit consists of 2 panes of glass with either air or other inert gas (ie: argon) filled cavity in between. The whole unit needs to be sealed so that no airpath exists between the pane of glass on the cold side of the window (eg the outside) and the warm side of the window (eg the inside).

When the seal is broken, either from mishandling or manufacturing fault, the cavity is contaminated by humid atmospheric air. As the cavity now contains humidity, condensation forms between the glass panes when one glass pane is colder than the other.

People have suggested some form of repair to double glazed units but I'm not sure if it even works. The best thing to do is to call up the installers and get them to replace the unit. It should be covered under their warranty.

The windows are shot. The seal is leaking. You can only replace the sash to get rid of this problem. The condensation is there until the sun drys it out.

Once the seal has broken down there is nothing to do but replace the unit. This is not as expensive as you might think though. It is easy enough to do yourself as well.Depends on the system used, pvc or aluminium. If you click on my avatar you can email me and i will talk you through it if you need help.

Most companies only guarantee units for 5 years,10 tops.
