i have no lease and have not been giving any info. on his rules, yet 2 times he has come to my home out of no where when my husbin is at work and will jump me about things! he gets really rude about it! can he dose this?? since i don't even know i am breaking his rules!!! 1-had a dog inside for about 6 months, his wife comes every week for rent & only siad how cute she was!! 2- put ladder on house to put up christmas lights!!! didn't do any damge, but he got mad!!! took them all down, now my kids are sad!! i did put the dog in a kennle out side wich he said is o.k.!! i'm just really confused!!!!

First, if he attacks you about such things, tell him to talk to your husband when he gets home, then close the door. Then your husband should ask about a written form that states whatever rules he may have, which is actually something you should have gotten when you moved in. If he is making up the rules as he goes along, then next time your husband can tell him his 'new rule' is not in the written agreement and close the door on him.

Lasws for landlords vary from state to state and sometimes from county to county. You need to state your state if you want advice.

BUT you can call your local municipal court and ask where you would find the laws and regualtions governing landlords.

By the way it has been foudn that dogs attain the mental age equal to ath of a three year old child. Dogs are also a pack animal. They need company, support, things to occupy thier time. Puting a dog out in a kennel or on a chain is much like condeming a three year old child to solitary confinement. Dogs, just like humans, when committed to solditary confinement, go crazy. That is why solotary confinement is used as punishment. It is a from of torture! They become mentally unhinged. Bring your dog in for part of the day. To visit. YOu did not say where you were but mind witner. Don't let your dog suffer with the cold!!!

And generally, in most states a lanmdlord cannot just drop by. They have to give you written 24 hour notice.

If you have no lease that means you are a month-to-month tenant, which leaves you with very little bargaining power since your landlord can terminate your tenancy at any time simply by giving the appropriate prior notice (usually one month but may be as little as 15 days). You, of course, have the same right of termination, but I'm assuming at this point you don't want to move. Most states regulate residential tenancies by statute, and provide minimum standards for residential landlords and tenants. If I were you I'd consult a lawyer to find out what rights you may have. If things get too bad, you can always threaten to terminate the tenancy yourself unless your landlord gives you a lease that spells out your (and his) duties and responsibilities. However, if the landlord refuses, you may want to consider cutting your losses and looking for a new place to live where you have a lease and, hopefully, are treated more reasonably.

First, you may want to consider asking for a lease. This spells out everything so there would be no confusion.
In the meantime, I'd suggest to landlord to 'take it up with your husband when he is home and not you.'
I'm sorry you're going through this. You might want to consider moving.
