My husband & I are trying to buy a nightclub in Oklahoma that is doing quite well, the current owner is in bad health, that is the only reason he is selling it. Is it a good sign that the real estate agent keeps in very close contact with us like early A.M. calls & late P.M. calls to keep us informed of everything going on.

yes we my husband & I are trying to buy this nightclub unrepresented, & the realestate agent is not a part timer she does this full time, she has called us during the day on several occasions and she is also an aquaintance of ours. The nightclub in question is doing quite well, it brings in just over $500,000.00 a year with an over head of under $300,000.00. The only reason the current owner is selling is that he has terminal cancer.

Don't put so much of your concern towards the realtor, but towards the business you are buying!

Besides, it seems you already answered your own question; "keep us informed of everything going on" That's the key to a good realtor! As long as you know that the information being provided is true! It sounds to me that realtor is on top of her game! She EARNS her keep!

Do you mean the Realtor representing you? Or are you buying unrepresented? Either way, the agent calling you early am, and late pm indicates to me that he's a part time agent and can't make real estate calls from work during work hours (work being his day job). Unless he's just informing you as soon as he gets informed of something, and that's when he hears things....

Don't try to read too much into it. However, if you are unrepresented in the purchase of a nightclub, and you're already in negotiations or in a contract, you need to hire an attorney quickly. Stop making ANY negotiations and bring your attorney up to date. Allow your attorney to finish this deal for you.

This is a far more complicated transaction than a simple residential real estate deal - and you should never do one of those unrepresented. Hiring an attorney now may seem like a waste of money, but you could end up being REAL sorry otherwise. Think of it kinda like insurance. Buy good stuff, hope you never need it, sleep well.

Different real estate agents have different techniques, so it's hard to tell.

Either the club is really hot property and tons of other prospective buyers are visiting it and making offers (hence the need to keep you informed of where you stand at every moment).

OR, she's trying to make you "believe" that the club is really hot property and is being overly enthusiastic, which is a very common technique.

Ask her specific questions, like how many other prospective buyers came to visit this week, or what has been the range of offers that other buyers have put on the table.

OR, maybe she knows something that you don't know. Have you had the property professionally appraised yet?
