Does anyone know how to get info on unlisted homes for sale in Toronto without going through an agent, mls doesn't list all homes

This applies to all areas, anywhere any place any time.
About 80 to 90 % of real estate (residential) is listed and or sold by using the services of a Real Estate practitioner in some form or another. Even the properties that are sold by owner, a substantial number of them are sold to buyers that will still employ the services of a realtor, in some form.

To find homes and or property for sale that is not listed on the mls service and is not listed by a real estate broker in any way shape or form, it comes down to doing your home work.

Essentially, this will require you to search the papers, the web, the streets for (fsbo) signs, check the buletin boards, talk to who ever may be in the know.

Now my obvious question to you is, why would you limit yourself to look for property, not listed.? Tere are only a few reasons; all of which mean that you would like to find a steal, an underpriced property, that allows you to make lots of money by buying it cheap.

If that is the case, you really need to also start looking at the listed property, and begin by finding an agent that you explain exactly what your plans in real estate are, and together design a workable approach to making money in real estate.

The millionaire real estate investor, by Gary Keller, other books written by a canadian author named Don Cambell, are very good as well.

The point being, that if making money in real estate, there are many ways of doing it, just focussing on unlisted properties, limits you and your options and opportunities to a degree that puts you at a disadvantage.

Trust me, after 20 + years in real estate, both as a Realtor as well as an Investor, I know that so called "Once in a Life time Opportunities" come about on a weekly base.

Surround yourself with a team of trusted allies (realtor, lawyer, inspector, mortgage brokers, trades people, property managers etc.) this way you will be able to research, check and ensure that your investment in real estate will be secure, well planned and lead you to the accomplish your goals in record time.
