Cold Tar roof patch, is the best, a black mastic stuff with the supporting roll of membrane material to make it last. Will work on a flat roof or a pitch roof as well. Goob it on then the membrane and goo some more and smothe down against the surrounding roof to make a good seal.

leakage can be from any where it is not the outlet which should be considered it is the inlet which matters water travelles 21 meters and will come out any where which is weak place if it catches conduits or reinforcement it may even travel more and also can flow down using electrical conduits under give pressure earth water can come up upto 4 feet height so it is not small water leak quite amount of water might have collected over roof area its better to ensure from where water is entering and then treat the surface if u identify the source then just slurry of cement may be sufficient to stop leakage
