My boyfriend and I are trying to rent a townhouse. He has excellant credit and mine is fair. The landlord has ran the credit report but would like to check further into mine because of a credit card with "derogatory" comments. (this debt was already paid off). Would you (if you were him) still rent to us?

Every landlord is different but it would not be a concern to me, especially if your boyfriend is signing the lease also.

As a past landlord, if one person had good credit and the other person's credit was so so, I would ask for an additional security deposit. By law in California, the security deposit is not to suppose to exceed one month rent. But if you are taking a risk you request for them to put up an additional deposit. If this is not acceptable to the future tenant, they can go some place else.

I would return the extra deposit after one year if the rent was paid on time each month. I would only accept money orders or cashiers checks for the rent, do personal checks. If they were sincere about paying their rent on time, they did not have a problem with this policy.

Have you checked what's in your credit report? Find out which of the three credit reporting companies(Equifax,Experian, TransUnion) the landlord used and then get a copy of your credit report from that company. If you go to the website below, you can get a copy of your credit report for free. That way you can find out what the comments were that created the problem and, if appropriate, challenge and correct them.

If it's been paid off and you can explain if there were circumstances that lead to the situation that may of been beyond your control than yes I think your chances are good. Do you know that you can check your credit yourself and if you have bad account you can have a note about the situation added to your report? Check out the web site below for some advice.

Is there a way that just your boyfriend can be on the lease?

If it is an individual landlord, they may just allow that. Even most companies allow one name (especially non married couples) on a lease incase of a breakup.
