I would like to know typically what should be included in carpet area especially space occupied for balcony, service area adjoining dining or kitchen, lift (if it is in the center of the building). Should these areas be included in carpet area or plinth area since they actually come outside the plinth area. But we end up paying for the same. Should we pay one uniform rate for carpet area and other than carpet area which comes under super built up area? Also, is there any standard ratio of super built up area over carpet area?

The carpet area in a building is where you can lay the carpet, where as the plinth area is including the walls and the super built up area is including the common area.A far as the kitchen goes t has to be included in the plinth area but the lift should be included in the common aera of the building with all the other common amenities and charged proportionately among all the flat owners.There is no standard ratio of super built up area over carpet area or vice versa. it depends on the building. for eg: if the building has 10 flats and another building has 20 flats, the common area in both will vary. even if 2 buildings have 10 flats, the common areas in both the buildings can vary. cause it depends on various factors such as how the building is built, how is the structure of the building, how is the planning of the building? etc.

Ever builder in India has different concepts of selling their flats. Yes as per law, In agreement you should mention the carpet area. But it is not compulsory to mention the how much percentage of built up area has been loaded on the carpet area. If you purchase the flat in Pune, Builder will charge 50 % more on your carpet area. Yes. Balcony of the flat is included in the carpet area. But the attached Tar races Will be consider as 50 % of the carpet area. & other things such Staircase, Passage Open areas will come under the Builtup or Superbuiltup area. Some times builder may charge you the lift as Service Ammenities which may cost you extra.

The areas balcony and service area of kitchen will come under carpet area. Carpet area is those area measred from inside wall to inside wall in a covered space whereas plinth is outsidewall to outside wall. Common facilities come under built up and superbuilt up area. It is customery in metros to quote in terms of superbuilt and not by carpet area.

OH! My! You could rent my 4 bedroom 2 bath 2100 square foot house on a quarter acre her in Utah for THAT. Although, I rented out my 2 bed 1 bath 810 square foot house in the Los Angeles area for $1850 a month. Totally does NOT cover the mortgage payment, but I take what I can get.
