add up the floorspace times the price per sq ft in that area and go from there....go figure, get comps

compare the property, not the house. I don't live near there (don't even know where there is), but when trying to buy this type property. What would vacant land cost? Do you like the house? Is it on sewer or septic? Does it have utilities to it? (not on, but available). What does the area look like? How much would it cost if you had to remove the house? Would you build a new house on the property? Now you can figure what the house is worth to you.
