A new deed has to be drafted, signed, notarized and then recorded at the county court house. I suggest you go to the court house and work backward to see if a lawyer can be avoided. But since this requires leg work you might be surprised how inexpensive a lawyer is to draft a deed.

I would recommend using a lawyer even if you don't have to. There is research involved when property changes hands that may reveal information you never would have known. Researching the title may reveal more land being transferred than you thought. Or your family member may have trouble selling the property later on if the title is not 'clear'. I did a cash/donation title exchange (no bank loan) in Louisiana and the lawyer only charged $450 for filling fees at the court house and his services. If a bank is loaning money on this property they will require additional services of the lawyer you choose.
