Ok so it is 4 days before closing we close on the 30th everything seems like its going on tract do you think we will succesfully get the house do hoses normally fall through this late before closing so we have 4 more days until closing what are the chances of our contract fallling through or sme mishap where we will be unable to close thank you.

Well ... were there any problems with the title?

Has your lender cleared your file through underwriting and given it to the funder or closer?

If no one has alerted you to any problems so far, you are probably safe.

I do real estate closings, and very few closings actually fall through at this stage. Sometimes there are delays because underwriting needs an additional document or there is a title issue, but those things are almost always fixed.

You should be okay. I know that waiting for the house to be legally yours is the hardest part, but hang in there!
Contracts usually fall apart due to the seller and the buyer not being able to agree upon a price. Evidentally, that's been established. They also fall apart when an inspection reveals that the house needs more work than the buyer's willing to do or the seller won't compensate for things the buyer thinks needs to be done.
I'd be willing to bet that the people you are buying the house from already have a house to buy. They're probably in contract with other people, too. So they have to sell you the house.

I bid on a building and the inspector told me that there would be 50k worth of work required on the building to bring it up to snuff. The seller wasn't willing to drop the price so contract was voided.

You should pray is will fall through. It will be like driveing a new car off the lot you will be upside down.
