My wife and I has recently purchase our first townhome 8 months. Do to joining the military I may be stationed in another state. I was wanting to rent out this townhome but can't play as a landlord to do routine inspections on the tennates, nor screen them. I know theres a company that plays the landlord and does all the screening and legal activities.

Would anyone happen to know who they are called? And any pointers on anyone that has been through similar situations?

You may want to google property management companies. This maybe the most expensive route. http://www.rentlist.com. You may also want to find a local property manager and see what they charge.

On a second note, you can cashout up to 100% of your equity in your town home should the need arise. As well as lower your payment to cashflow on the property if your not doing so already.

If the landlord comes around to inspect I would not even attempt to rent it. Its to risky. I mean honestly if you own the townhouse you should be able to rent or sell to who ever you want. If its in contract that's is a whole new story. Obviously the landlord does not want the owners to rent out the townhouses. Read the contract and see what is written.

Contact a local real estate agent. Depending upon where you live they will often serve as a landlord or put you in contact with some one who would.
