I imagine you will get a variety of answers but when I look for a house, I pass it by if there is no price listed. It seems unfriendly to me to not include the price.

definitely disclose your asking price on any advertisement. but be careful. if you have not gotten an appraisal in the past 3 months (the market went from a strong seller market to that of the buyers about 9 - 12 months ago, and since prices are so high and nothing else, that is why you see signs for houses that never sell all over your neighborhood), then get one. make sure that you are not asking way over and above the amount the house will sell for.

a word from a wise one handed down to me about a hundred years ago: everything sells, eventually... and, if you price yourself too high, you scare away the buyers that would qualify to purchase your house at the beginning if the price were right.

your house is what it is and should be properly priced to get someone to write you a decent and clean offer in the beginning.

if not, your flyers will be ignored, since they already got to those that might be interested in buying your house, but they thought that your asking price was ridiculous, so they blew it off.

big, bold lettering indicating "price reduction" just doesn't help. don't scare away qualified buyers at first. price the thing to sell and it will sell...now.

If you are selling the house without a realtor, you should definately put you asking price on your advertisement. If you look in the classifieds for homes listed by realtors, you will notice that some do not list a price--they do this so you will call them and be a potential client for any of their listings, or so they can become your buyers agent. It would be wasted time to have people call you/come look at your house if they cant afford what you are asking.

I would say it is a good idea to include the sale price on the flyers. Also include the number of rooms and what they are, list updates you have made.

Yes. People want to know what price the price is. Simply put, they know what there price range is. If you're out of their league they will not be interested. Personally, I have no interest in wasting time if I don't feel the price is right. I have seen too many people overpay for something they can't give away today.

I would not just in case you could get more for the house if the peopl looking at it really like it and there is nothing wromg with it set a price and never go down on it you will end up loseing money.
