We have had a running faucet for roughly 5-6 months now, we have reported this numerous times to the manager and property owner, they always say we will send someone, It is loud and annoying it loses about a gallon a minute. We dont pay for water, but pay for the electricity, now the hot water doesnt even last 2 minutes and doesnt get hot, so we have been taking cold baths everyday. Some maitenece guy came and looked at it Wednesday and said Wow that is really bad!! And said he would have to go to another city to find the parts and then get the ok from managment to fix it, he got my number, and he said he would get back to me,,its saturday now I havent heard a word. I dont know what to do here, I am so sick of taking cold showers and listening to the water run. I called housing of Los Angeles LOL that was a joke! Someone was supposed to come and inspect Wednesday I never recieved a call back! Is there any kind of legal action I can take or what do I do?? Please help me!!!

First of all, if you can get it repaired yourself, then get it repaired. Save all receipts. Go to your bank, or any local one, tell them you ur rwant to set up and escrow account. Put the account in your name AND the landlord's. Notify the landlord your rent will be put into escrow EVERY month until repairs are made (if you haven't made them) or until you get an abatement on yoent for the repairs. File a claim for an "abatement of rent" to get your money back for repairs and for loss of use in accordance with your lease. (If necessary) This is done at your county municipal building. You rented the place with the understanding of having hot water for showers and being able to enjoy the total use of the dwelling and they are violating that. I did it..I won. It is very important to keep accurate records..dates, times when this started, who was contacted, what they said, what was the result, etc..

You should turn off your water if you really dont want to worry about the water noise. You wouldnt have any water but just turn it off during the day if you arent there and then when you get home turn it back on..atleast you would have somewhat warm water. You probably cant take any legal actions because thats not your property if you dont own it..your just renting it. It seems like nobody likes you and doesnt want to deal with your problem. Try to find your own plumber or something. All you may do is lose a few hundred dollars and have nothing to show for it..the problem may not even be fixed but you could atleast try...sorry if it doesnt work for you.

I don't know anything about legal action. I do know about fixing leaky showers. It's probably just a bad washer. All you have to do is, turn the water off to your appt. You said it's the hot water. You could just turn it off at the hot water heater. Take the shower handle off. Unscrew the valve going into the wall. Look at the rubber washer on the end of it. 75 cent part. Easy to change. That's the problem unless the part inside the wall that the rubber washer presses against is chipped. It's possible but most likely the rubber washer. One hint. One hot water unscrews one way and the cold water unscrews in the opposite direction. Meaning, clockwise and counter clockwise. I forgot which is which. Just try it both ways til it turns. Re-install in the reverse order. It's not that hard.

There should be a shut off valve somewhere. Usually on the other side of the wall from the faucet. At worst, shut it off at the water heater.

Call a plumber and deduct the cost from your rent.

Keep calling the Housing Authority. Also call your state representative and/or your congressman. That can often get things rolling.

just fix it yourself, its not that complicated.
find the water main for the apartment, house, or condo your in and turn off the water for the whole place.
then unscrew the faucet that is leaking.
This works for ALL faucets.
take apart the stem until you find the washer.
replace the washer with a new one that is the correct size and shape.
put the faucet stem back together.
then turn the main water back on.

If you want to see what these parts look like before you take them apart, go to Lowes or home depot, or your local hardware store,
and .ask them to show you.

Send a certified letter to the landlord and to the housing athority. When the housing athority does nothing send a COPY of the letters and proof they were received to the mayor. Then send a copy of that letter back to the housing athority and landlord. The mayor most likely will not do anything, but the owners and housing will not take the chance.

Get a plumber, pay to have it fixed and deduct that amount from your rent. In California I do belive you have to give notice to the landlord first, by certifide letter, that way you can prove you notifed him of the problem, and that he still did not fix it. By law you can do this once a year. . I forget the exact statute. It is a renters law in Ca to prevent stituations like yours.

Send Managment Company a registered letter informing them if it's not fixed in 1 week you will call a plumber and deduct it from the rent.

You want to make this short and sweet. Call the management, tell them you have a lawyer and they're going to be served, then call your local legal aid office; then call your local representative and raise Cain[ it helps if you vote]. And For God's Sake, don't take anything apart, if it's been leaking for that long, you can't fix it. Now;Stop Being a Victim!

yes you can do something check your states laws regarduing landlord and tenants and then call a plumber and have them fix it and bill management if they dont fix it before you get a plumber
