It has three bed rooms, 1 bath. Fairly new appliances. New windows/trim. Shingled pitched roof. No leaks. Good furnace/hotwater heater. Looks good. Thinking of buying it and just want to make sure im not getting ripped off. Its from a mobile home dealer of used mobile homes! The price i got was with a skirting kit uninstalled and delivery but not set up???? Just curious to see what others may think its worth before i decide! thanks...

ill tell you buying a mobile home is just like buying a car they depreciate not apreciate. Now unless this place has been shelled and totally remodeled from top to bottom within the last 5 years i wouldnt buy it for more then 1 thousand bucks. I am not kidding here. Old mobile homes are real hard to get rid of most times you have to pay to have them destroyed if you cant sell it. So id only get into a place like that if its practically free. or extensivly remodeled.

A 27 year old mobile isn't going to be worth very much. Well below $10k assuming that it's without land. Setup can be a significant expense and if it isn't done right you won't be able to get insurance.

You also need to consider where you plan on putting it. Most parks won't accept an older model like that, aside from the really skanky ones. And many municipalities also limit the age of new placements so you need to think the whole thing out.

The best thing to do is go to www.NADA.com, and go to the manufacture home link. It will cost you $30, but could save you thousands.

If its remodeled I think it could sell as high as $15.000.00 possible.
