I think you would need some training and certification, but sure go for it!

Yes become an estate agent and get a licence lol. Do you really want the responsibility of someone losing their home because a paragraph was left out? Seriously you do need a licence and some training. So If your setting up on line etc, spend 6 months training, then go independent.

you really need to hire a real estate attorney, I wouldn't give her another dime until you do. The initial money should have been put in escrow.

It's called conveyancing. In the UK, if someone hires you to do the conveyancing, you have to be a licensed convyancer or a solicitor.
