How often will I need a new anode in the tank? How expensive are new anodes for a 50 gal tank?

With well water I clean my tank every spring and fall. I only flush it then, it doesn't need an anode but every ten years or so, not every one to three months. They'll last ten years the very least. With city water you shouldn't have to flush your tank but once every one or two years. See how it is. I don't get any sand with mine, I don't do it except for something to do. You should never have to flush yours. Never have to change your anode.

If you drain your water heater, make sure to turn the heat off first. If the tank heats without water and then water added, can shatter your tank. I would check at a hardware store and see if there is a filter you can install on the intake pipe, filter you can replace or clean on a regular basis.
