Hi, I'm trying to start a career in new home sales. Any general advice? Any companies to stay away from? Any that I should try to join up with? Small vs. Big builder? Thanks.

If you're new to the business, take whatever you can get, even if you have to start at the bottom. It's a great career with excellent pay and great working conditions. Now is the perfect time to get in because many of the people who got fat over the last few years are now lazy and whining. Don't be picky, take what you can. Once you have sold one entire community from beginning to end then you might be able to pick and choose (if you're good).

If you are referring to becoming a real estate agent, then it's a gamble. First you would need to go to school and obtain a license. Usually what agents do is sign on with a agency, and a portion of the agent's commissions go to said agency. There is usually a steep start-up cost to new agents, as they pay out of pocket for advertisements, business cards, as well as gas for driving around looking at and selling properties. Start-up costs can reach thousands of dollars. You must usually work long hours and at some least Saturdays as well to conduct open houses.

It can also take several months to generate enough leads on prospective buyers and sellers, and you are in competition with other agents as well. Right now, there is a glut of housing nationwide, and many people just aren't getting into new homes. That said, a good agent who as gotten them self established in the marketplace can make good money. Many go on to become brokers or get into commercial real estate (which is often more stable and lucrative).

I'm not a real estate agent myself, but I've considered doing it and have done a bit of research on it.
