I don't think that there is just one things as you have to have to have a number of differing factors in order to make things work. But as you only want one, I'd have to say communication.
You have to be able to communication your thoughts and feelings to your partner and if the two of you can't talk to each other about anything and everything then what's the point of being together

Commitment. Love, friendship, unerstanding, all those "emotional" things can get stronger and weaker over time without you choosing for them to get stronger or weaker. An amiable companionship. Been married for over 11 years although it hasn't been easy. Challenges of finances and health have been a test, we still enjoy each others company. Passion and sex have fade because of health, but still enjoy each others companionship.
