why do you see too many resturants are right next to each other, and they are all doing well. what is the marketing idea here?

The idea here is to give people choices, that way they can pick a restaurant where they can all like something. Say you have Arby's, pizzas, and some normal fast food joint.

I love Arby's, my mom would go for the pizza and my dad would go for the fast food place. And since they're right next to each other we can do so without actually worrying about someone not having something to eat that they like.

When one resturant is crowded the spillover usually goes to another. Also when you have several resturants in the same area, people who frequently eat out will come to that particular area over and over again. Its much easier for consumers to come to one spot and choose a resturant in lieu of driving all over town in search of something different.
