my roof is 31X40 and I was wondering what the average cost was.

That's like asking, how much does a house cost? When you ask a question, BE SPECIFIC! Labor costs vary around the world, we don't even know where you live. We don't know what kind of material you want to use and we don't know how steep the pitch of your roof is. We pretty much don't know ANY of your specifications. There isn't a roofing contractor in the world that could supply THAT question with an answer.

I'm with guydaley... Be Specific!!!

The answer depends on the area, roofing type, slope, access problems, availability of the roofing you want, bid environment (are all the roofers busy right now?), etc. Also, the only people who quote by "squares" (100 sf) are commercial roofers. Is this a commercial building?

Don't know how to help you, but I'll try. In Northern California (Bay Area):
* hot mop 3 ply w/mineral cap sht - about $4.00/sf
* hot mop 4 ply ballasted (rocks) - about $6.50/sf
* 48 mil PVC - about $6.00/sf (slightly higher for rubber)
* 60 mil PVC - about $7.25/sf
* comp shingle (house) - about $5.25/sf
* architectural grade comp - about $8.00/sf
* wood shake shingles - about $8.50/sf
* aluminum zip-rib - about $12.00/sf
* metal (steel standing seam) - about $18.00/sf
* spanish tile or slate (w/structural upgrade for weight) - about $35.00/sf

The actual price may be higher because you have a very small area to do (as roofing goes).
You'll get 10 years out of the flat roof systems, 15 years out of the shingles, 25 years out of aluminum and spanish tile, and 50 years out of steel standing seam or slate.

(PS: Slate is tough but it is considered the absolute best for wear, fire, etc. I've only found one slate roofer in NorCal in 33 years of architecture)

It depends where you live as to what the costs are. Things seem to be cheaper in the south. I think $50 a square is ok.
