With the real estate market heading for the "bottom".... would it be a good time to study for and get a license now? Also...honestly....have you made a more than "average" income in the business?

My husband and I became Realtors in 1987 as a second career for each of us. We made a comfortable living so that we can consider ourselves semi-retired at age 55. We were in the California market which had its ups and downs. We have always said that real estate is more of a lifestyle than it is a job. You need to be very flexible, available, intuitive and creative and have a heart for all kinds of people. I have an active brokers license in California and Texas and have 5 agents working in my California office and am solo in my Texas office.

Now is a great time to get your license. Some licensing schools have had enrollment waiting lists the past few years. The class rooms will have less students which should lead to a more rewarding educational experience. More agents will be around in the office doing the basic fundamental work rather then running around making deals and that means it is easier for you to learn from them and maybe some will even pass down some tips and advice. Getting your license is not winning the lottery and it should be viewed responsibly. You are starting a business and that business is "you". And all businesses have operational costs. Consider being an assistant to an established agent and learn from them. This will have little to no operational costs and it should be very valuable because you will learn things that work and will be active enough to not do things that do not get results. Then maybe 4 to 7 years from know when things get cooking again you will be in a great position to break out on your own. Good Luck

I would not exactly say the market is heading for the bottom!...It appears to be trying to level out or balance itself.....But I would not say heading for the bottom...Honestly.....In a slower market you are going to have a harder time "getting your foot in the door"...The better agents who can afford to advertise and have been around for a while are going to have a better chance of getting more of the business than someone new just starting out....In a rough market sellers want the experience and expertise of a knowledgeable sales person...And they are probably going to check out your sales record and if your new you don't have one yet.....Getting your license and maintaining your license is not a "cheep" thing to do.....Being a GOOD Realtor requires a ton of time and a little start up money....And YES, I do make more than most of the people I know...But I also spend more...And have less free time, higher insurance costs and no "paid" sick leave...lol

My advice to use is always stay positive and its never a bad time to buy or sell real estate. People who have to make a move will no matter what market they are in.

Get out there and work hard to build your business.

Being an agent is a career. It is not a job. This means you stick it out through the up and down cycles. There is money to be made in both markets.

As for market timing check this out:

It is always a good time to get your license, if anytime is a good time, now is it. Although the market may be down now as they as say, you can bet that it will not continue to stay that way so yes, go ahead and get your license now so that you will have it already done.
