I was renting a condo with my boyfriend, and his mom. I am a landlady, although in Oregon. You signed a lease, which is a contract. That contract is good for the time period specified in the lease. Unless your boyfriend's mom AND the landlord/leasing company are both agreeable, you are stuck with the terms of the lease. If they both agree to let you out of the terms of the lease, then they will need to put together a brand new contract in their names only, taking your name completely out of the picture. As long as your name is on that lease, you are liable to pay - and a lease means that you are liable for money through the end of the lease. My leases always give a dollar amount by the month, but also an amount that equals the amount for the entire term - if it's a one year lease, an amount equal to the amount that will be paid for that entire year. In other words, you could be held liable for the balance of that amount if your boyfriend's mother moves out and doesn't pay, even if you're not living there at the time.

You shouldn't have signed a lease unless you planned on staying there. The lease is a contract between you and the landlord. You need the landlord's permission to break the lease. If the landlord for some reason believes that your boyfriend's mom won't pay, he won't let you break the lease. Even if the landlord just likes the idea of having two people instead of one to go after, then you are stuck.

Really the only way for you to get out of this lease is to get your boyfriend's mom to do a new lease in her name only. You signed a contract and its legal and binding.
If you can get her to do a new lease without you on it make sure you get it in writing that you no longer liable for any expenses.

The agreement you have is with the leasing agency. An agreement with the mom and boyfriend cannot circumvent the agreement with the leasing company. You have to get out of the agreement with them.
