Theatrical version is the version sean in theatres that fits the rating it was given.
The unrated has added material in it that wasnt in the original that was not rated. It doesnt exactly mean its anything objectionable.

Always watch the theatrical version. It's what the director wanted you to watch. The unrated version (unrated, because it's not the real movie) simply has scenes added to the DVD by unartistic marketers. Most of these added scenes do not make the movie better - only longer.

Theatrical version is the actual movie that was shown in theaters. The unrated version is the movie with scenes that were deleted and not seen in theaters. The deleted scenes are not rated and can possibly/usually change the over all rating of the movie. That is why it is an unrated version.

Theatrical are usually slapped with the R, PG13, etc. ratings... unrated is just that, not rated by MPAA.

usually unrated is lame (you think unrated it would be racy but no)...but it will have some extra's in it so go for it.
