I am a licensed Real Estate Agent in Missouri. In my area, if a buyer buys without a home inspection, they are just out of luck if they find problems later.
If they use an existing home inspection, it is only as good as the company who did it and the time that it was done. A home inspection is really a very limited snapshot of a home's current overall condition, it is not a tool to predict future problems.
The buyer can still request repairs based on said inspection, but it is up to the laws and traditions in your area as to whether any defects will be repaired or not based on an inspection they did not contract.
Generally, where I'm located, the Buyers have 10 days from the contract date to have an inspection performed and to review it and request repairs and the Seller needs to respond in a timely fashion (10 days).
The Seller can always opt to not make repairs, but the Buyer can opt to not buy the house in that case. So... it's a tough call. If it's major stuff, especially, it will keep coming back to haunt you. Just fix it and get this transaction over with.
If this is an issue of liability AFTER the sale, consult your agent. They should be able to help you deal with the situation and will know your legal obligation based on your location.
If this is some other wierd sort of situation and you don't have the property under contract, consult an agent. In my state it is illegal to hide defects about a property and you CANNOT deny people the right to have the property inspected.
You'd be suprised the conditions people will buy things in. If you have it under contract without an agent and you're having problems, you may have to consult a Real Estate attorney to resolve this.

The seller is not liable. Read the contract. By foregoing your right to have an inspection you are releasing the seller from liability. Now, if there is a major problem with the home that the seller failed to disclose and you can prove that they knew about the problem before hand then seller is liable.
You never go into a real estate transaction without your own homework done. Get your own inspection, termite report, title report, etc. Never rely on what someone else left behind because there is a crap load of fraud out there.
ASK FOR A HOME WARRANTY!
This is why most people need real estate agents to represent them. If your agent didn't tell you all of this, FIRE HIM.

If in California the buyer must disclose any know flaws or problems with the house. If the buyer hires an inspector then he/she knows the inspection is done right and can relax. It's like buying insurance for your peace of mind.

Anyone who buys a house without an inspection is nuts. Any Agent that allows this to happen should be ashamed of them selves. Where was your Agent? Sleeping? The seller is liable for very little.

A seller can buy a house 'as is'..and it works the same as when you buy anything that is as it...you buy it, accept the flaws and agreed to the terms before you signed the contract, so now you're stuck. And an inspection report is good for 3 months I believe.

BIG mistake! My husband & I lost thousands when a septic failed inspection...even though the seller was liable! If the seller has the money for a good attorney, you could loose money just to win a court case!

All an inspector can do is a visible inspection on the day of the inspection. He can check for leaks from the inside....if covered with snow they would be unable to determine the condition or approximate age of the roof....this would be noted in his report.......you should be able to have them come back when it has melted to give a full roof inspection...even though i no this could delay the sale...LHI
