As a property owner I can tell you. iF YOU WANT TO DO THIS WITHOUT ANY HASSEL, AND SAFELY. Find a real estate company that is certified and bonded in your area. It will cost you a little but it is well worth it. You have to pay a small transfer fee but I found out the hard way to do it the right way. If you try to do it yourself you are really taking a chance. I put a home on the market myself. That was the worst mistake I've ever made. I got a million phone calls, showed the property a million times, got calls at all hours of the day and night. Had to go through the hassle of negotiating the swap and the price. It almost drove me crazy!!!!!! To add insult to injury, I answered the door to a potential buyer that I recognized from a previous visit, and was attacked. I was beaten and he tried to rape me. He broke several ribs and they didn't heal for almost a year because I have asthma. Every time I had to cough it would seperate my ribs so they couldn't heal. I lost my health and couldn't work, so I lost my business, in the end I lost my home because I couldn't pay for it. That is why I tell you it is better to go to a professional to take care of this matter especially if you have an infant. A real estate company will do a thorough check of a potential buyer before anything happens. If you can't afford a transfer fee, or are hell bent on doing it yourself. You can do a pretty good background check yourself . I had to learn that the hard way also.

Where do you want to move to, message is a bit vague. In the North East, Nomad Housing Group, Johnny Johnson Housing Trust are both good. Housing associations, much cheaper than private renting or the local councils. Don't know how to give you the addresses because they'll probably stop my answer. Try looking on the internet for addresses if location is any good for you. Good Luck X

Put an advert in the local paper for free paper. They usually have a council/house exchange column. You could also put a card in the shop windows of the area you want to live in.
