A hidden camera facing the front door would do it.
If you see him go out, get the locks changed, and when he asks you why it has been changed, you know he has tried to enter the flat. Tell him you lost your keys and forgot to give him a new one.
I have rented for many years. I had a problem similar to this, my landlord too let himself in quite often, but It was hard to prove this and complain to the agency. One day though I was home from work ill, and woke up on the sofa to find him staring at me! the Agent said that the landlord must have our permission to enter the property while we are out, or we must be present.

Your landlord can not enter the property without your permission. If you are leaving the property, and he wishes to show to potential tenants he or the agent have to give a minimum of 24 hrs notice, and if this is not convenient, you have the right to refuse. In fact you have the right to refuse him entry totally. You can out in writing to the agent and landlord that you do not wish anybody to enter the property until the tenancy ends. The tenant has a right of quiet enjoyment of the tenancy. This means that s/he can occupy the premises without being disturbed by the landlord or her/his agents. Quiet enjoyment is an implied contractual right whether or not it is written into the tenancy agreement. If he continues to do this, it can be classed as trespass.

Do you have a back door? You could put a piece of tape over the door and the crack of the doorway. Then if its sticking out then they prob were in. But if thats the only door then you couldnt do that. U could try a camera. Thats the best way. Do they do it often? Cause you could always leave a while and have a friend come by w/ you and watch the place.

You could make a stack of empty cans behind the door when you leave so they will get knocked down if the door is opened, but it will not prove it was the landlord. Renting a video camera is the only way I know to prove who it is.

You could set up a covert camera.
You could pretend you have gone out and then quietly sit it out and see if the landlord enters and you can then surprise her by saying "hello" and scaring her so she does not return uninvited!
I would presume it is illegal for her to enter without due cause, so if you don't want to set up a camera, sit and wait, then ask her outright. Or, put it another way, say to her "I think someone has been in my flat, I am going to tell the police ..." that might stop the unwanted visits. Good luck. It is not nice to have your own space violated.

get a small video camera where your landlord cant see it, and turn it on every time you leave your home.
by the way if your landlord has every right to check where the tenants live... and long as your landlord isn't stealing anything from you, or trying to plant anything on you (i don't know crazy things happen nowadays) then i wouldn't worry. usually landlords give notice if they want to check the property out, but if you feel as though the landlord is going in your home almost every time you leave i would be concerned, if that's the case... but anyway get a video camera, try to see if you can get one that has night vision too, if you happen to leave at night. good luck to you.

They can come in when they like - but should give you at least 24 hours notice first, as you could be "in the middle of something" when she comes bursting in.
Cameras are the only way to prove it was her - but hide them well, as she really will find something to complain about!!! Try installing a silent burglar alarm, so she doesn't hear it - but the cops can then check it out.

When you go out just make sure your mate is waiting quietly in the flat without being noticed by the 'agent'. When the 'agent' then enters the property you mate will see him and , hopefully, the problem will be solved.

Sorry to say that the landlord as the right to enter your home but he as to give you a reason to first,and i agree with the other try and tape them entering the flat have you a mobile with vodeo play on just place it near your door, and it will show who enters for you.

Tell her you've got a hidden surveillance camera set up in your apartment and have had it operating for some time. Maybe from her response(or lack of it) you will be able to tell if she has or not.
