don't let them move in until you get the deposit

if you already let them in, well, shame on you! It will be that much harder to get them out.

If they don't pay you, start the proceedings for eviction for breach of contract - they haven't paid a deposit and they have a pet - that is a breach

do you really want to evict a tenant over a pet deposit. If they are good renters then let them have a pet. an eviction can and will cost you money, probably a lot more money then the deposit will be. they will be responsible for any damages anyway, and pets don't really cause that much damage. If they are good renters then just let them have a pet, if they are really crappy tenants then give them a 30 day notice to move.

If it's in the lease, and they refuse to pay, they have broken the contract. Document the fact that they have brought a pet to the rental unit, and send a certified letter stating that they have 30 days to comply. Then start your eviction proceedings. I think that would cover your liability. Good luck.

Every right in the book! I'm in the real estate business and you can evict based on breach of contract. Also you can charge this fee to his acct and evict for outstanding fees.

Sounds to me they are breaking the lease. You can throw them out. Give them notice they have 30 days to leave or pay the deposit IN WRITING. Also contact your sherriff's department to let them know and they should have some answers.

Assuming you have made the mistake of letting them in before you collected everything due, you can evict them fro breach of the lease in the manner of any other eviction pursuant to the laws of your state.
