Thanks for the suggestions! I am in a single family home and my sink and tub are maybe 6 feet apart. So far, I removed the plate behind the handle to access the piping. I then turned on only the hot. The hot water pipe leading to my faucet indicates that my water is being sufficiently heated UP TO my faucet, yet the water coming out is at least 10 degrees cooler. I'm thinking perhaps the cold water flow is just not being sufficiently cut off and that's what is causing the cooling problem. It is a single handle faucet. Maybe time for a new faucet?

I would say that this is a Moen faucet.

If the cartridge is bad on the faucet the water will mix & do what you see.

Get a new cartridge & that should solve your problem.

The directions shouild come with the new cartridge.

Newer single handle shower faucets have an antiscald valve inside them. It's supposed to keep people from scalding themselves by turning on the hot water and stepping in. I find this rediculous, but anyway, the antiscald may be failing and that might be why you can't get your shower warm enough. You might be able to replace the antiscald valve, or else you'll have to replace the entire faucet.

the faucet you have is allowing cold water to mix with the hot. If you can shut off the cold water supply and run the hot only. this will confirm my guess. Get a new faucet
