I recently had some people get in an accident in my apartment parking lot. There were no markings to indicate they could park there but they did and someone ran into them. They immediately bugged me about it and wanted to know if I was responsible. This is the second time this has happened. How do I cover myself? Will a sign do it?

Signs at the enterances of the parking area saying "Parking In Designated Areas Only. Landlord Is Not Responsible For Any Damages" should do the trick.

Direct the people who's car gets hit to their vehicles to take the matter up with the individual who hit their car. Offer to call the police on their behalf (be sure to detain them so they can't move the evidence).

Why let them park there at all? Put up a sign that says Private Property. Tenant Parking Only. That should eliminate the problem.

Declare the parking area for Tenants only and that violators will be towed at their own expense.

What is your 'position' in apartment? tent, landlord,,manager?
It is duty of manager and land lord to paint. However, the driver who cause damage is certainly Liable.
