i need some advice on how to fix leaky windows - and the water is dripping from the INSIDE of the window.

my mom who is also my landlord refues to fix the problem because she cant afford it, sooo. um yea.. is there anything i can do to make it not leak rather then replacing them? i've already tried caulking the inside and out.. its been doing this for months, and i do the caulking once every couple of weeks, maybe more.

is there a do it yourself way of doing this? maybe even just to hold off until next spring?

yes, i have 2 storm windows.. so the rain is not just blowing in.. its really dripping in the middle of the window on the top.

and yes, i have trim and its in fine shape

how do u do flashing? AND OF COURSE I PUT CAULK ON THE WINDOW WHEN ITS DRY. DUH

I have gutters, and they are cleaned out. i cleaned them before it rained.

It sounds like the flashing above the window is leaking. The flashing would be a metal or aluminum strip above the window and under the trim.

If the flashing is rotted or not present at all it will cause this same type leak and will destory the inside of the wall frame and insulation.

Remove the trim at the top of the window and see if it is there. If not. Install a piece of metal called "Z" bar you can buy it at Home Depot for about $2.50 per 10 'ft stick. Install it to where the DRIP EDGE will extend out past the window and then caulk it in place with silicone caulking and secure it will nails. Then apply another coat or bead of caulking on top of the flashing and re-install the trim on top of it. Then caulk the top of the trim.

This should solve your problem for good ! :)

I had this problem with a window in my back door. I tried everything, then a friend of mine took a piece of metal, a little longer than the width of the door and bent it like a L. He then nailed the metal over my back door and caulked it. This way the water doesn't run down the door and get inside the window. It was the only thing that worked. The metal he used was the same stuff they use for duct work.
You could probably get a piece at a business that installs heating and cooling.

It is starting to sound like you don't have a window problem but more so of a nother leak, which is called a "runner" where it comes from a totally differant point in the house, and just happens to find it's way there

If it looks like the rain is going to be around for a while, remove the a/c unit. A plastic tarp will keep the rain out if you have a place to anchor it. Make a plywood frame to fill the void space in the window frame. If this trailer's a-rockin' don't come knockin'

clean your guttersand downspouts. if they if they are loaded with dirt and leaves, the water is spilling over your gutters. when it's raining check if that is happening. also caulk seam has to be extra dry because cault is latex water based, see if the hardware store has an oil base caulk. a hardstore will help you more with questions.better than menard's or home depot. i always go to hardward stores with problems like this. have a guy to help, if you have to clean gutters and downspouts. you can rent a power washer or one that attaches to your hose. you have to buy that one.it takes longer to do. the power of a rented machine is a stronger spray. if your downspouts are completely stuffed with leaves and dirt, those are your biggest problem.i had to have mine replacedsome one you know -- it's much cheaper!!!! to have this done. i've seen women doing these tasks. if you don't have a big ladder borrow one. good luck! maybe mom can split the bill. downspouts an gutters are her problem. it's her house. have her make payments to you if all this work is needed.house insurance may help too. she has to call them. sorry you have had so much trouble. i own my house, but good luck any troubles, unless he can't help,my sons come over because my husband won't do it. surely you know someone to help you. discuss, if they want any charge for doing this, before he does anything! get this written on paper and both sign keep a copy for yourself.good luck! betty boop

temorarily, you could use some plastic window coverings that keep out the cold apply to the outside of the window and the inside to be sure. You can get it at lowes or walmart. If its ok you can just staple it to the frame and be sure to cover the whole window. Maybe you could also add a type of awning above the window to keep the rain out.

is there a roof above?r the gutters backing up and leaking into the soffits .what kind of siding ? masonary,stucco.is there adrip cap(a metal piece on top of the window)wood same as masonary.vynal look for open seams above.as with all types look for any penetrations above or near that need to be sealed
