Land trust sales raise hopes for S. Side sites

A family trust connected to longtime businessman Edward Gardner is selling its land holdings, and that creates the potential for action at two troubled but prominent parcels on the South Side.
The trust has sold about 23 acres at the southeast corner of 95th and Cottage Grove, across from Chicago State University. The buyer is a partnership that includes Trinity United Church and Mclaurin Development Partners, which has brought retailers such as Starbucks and Staples to other sites in the community.
The plan is to assemble the land with about 10 acres the city owns plus a couple smaller parcels and create a 35-acre complex spanning commercial and residential uses. "Our goal is to move expeditiously, because interest rates aren't standing still," said Zeb Mclaurin, president of Mclaurin Development.
But it will take time before residents see activity at the site. Part of the land needs a zoning change, and insiders said the city is expected to authorize a sale to the Mclaurin team only after it's certain the project is on solid financial footing.

Sources said the 23 acres sold for almost $8 million. Mclaurin said Chicago State is expected to participate, perhaps by building student housing. He said Trinity Church plans a school that will cover kindergarten through high school.
Meanwhile, a Gardner-controlled trust has a contract to sell the New Regal Theater at 1641 E. 79th St. Mike Nardini, vice president at CB Richard Ellis Group Inc. who represented Gardner in both properties, wouldn't identify the buyer and said he believes the deal is about 60 days from closing.
He said the buyer would reopen the shuttered theater, formerly called the Avalon, while also improving its ground-floor commercial space, seen as essential to giving the property an income stream for when the stage is dark. It's a city landmark and was built in 1927.
The 95th and Cottage site used to be home to part of Gardner's Soft Sheen hair care operation, which he sold in 1998 to L'Oreal. Nardini said the site has only a few small buildings, one of which contained the House of Kicks game center and video arcade. It closed a few months ago.
Gardner, now retired, was less successful as a developer than with Soft Sheen. The sales could let the parcels become community assets again. Nardini represented Gardner in the transactions with Todd Lippman, executive vice president of CB.

I think you are very wise to be prepared for anything. You should probably, in addition to what you mentioned, be sure you have anything that is important to you, safeguarded, in case she decides to damage or destroy any of your belongings. Also, it couldn't hurt to make sure you have copies or originals of any important papers, certificates or documents. I don't know that she can legally throw you out of your own house, unless you assault her, but it may be a lot easier on you to at least be prepared to live in your cottage for a while. Keep you cell phone on you just in case you need to call 911 during your conversation with her. She sounds like she has a very bad temper and could get somewhat violent. I would probably prepare ahead of time, too, if I was going to have such a talk with my spouse. It's called self-preservation. Have you made a firm decision, then, to not try to save the marriage? You sounded a little ambivalent in some of your statements;however, from most of what you said, it sounds like the marriage is pretty much over. I wish you the best of luck in this!

Psychologist here. Let me lay out the situation for you, buddy. Your mate is very overpowering. She thrives on power, hence her job. Nothing gets her off like positions of authority and conquering one situation at a time, including men. she has to be desired, wanted at any cost. It doesn't even matter if the guy is that good looking. she will find a way to get what she wants. keyword: Black Widow!!! Surprise, she has a low self esteem that can only be pumped up by conquering another person. Yeah she will put you through the ringer. Best thing you can do is move far away and then present the pics when she can't mess with you and try to win. Separate totally, do not get personal with your subjects, keep the question at hand on target. do not meet with her alone at your own physical risk. She will be satisfied and try to ruin your life. Trust me on this one bud. Get far away after you have your Emergency fund in place. she will only be happy with a man who will ultimately use her up and conquer her back on her level. But this will bring bittersweet pain for her and she will turn into the very creature she hates unless she gets help. Lose her. don't torture yourself and stop putting yourself in the position to be painfully shot at emotionally and physically. Find someone who is happy with the simple pleasures in life and loves people in genral. Nice guys deserve better and shouldn't be looking over their shoulder all the time. Good luck.
