Sorry but this question is impossible to answer simply. Topaz as a mineral "chunk" has little or no commercial value. If, however it is has formed good crystals it can have considerable value as a mineral specimen. Going further if it is good enough to cut into a large stone of the finest colour the value can be huge. Without examining the material or knowing its colour it is impossible to even make an educated guess.
