I have a 3 bed victorian semi on the outskirts of gloucester city. it has living room, seperate dining room, huge kitchen, 3 bedrooms, 1 bathroom, 1 utility toilet room, partially converted attic room, 60ft private rear garden with gated side access(already improved all it can be). we have gas central heating, and double glazing already. there is not room available for garage - on road parking only. What improvement is likely to increase my house price the most?????

just to add detail to my question - the house isnt on the market yet - is in a desirable area, so could sell just fine, but i am well skint and need all the help i can get from the sale in the future!!! rooms are all decorated in neutral colours, with coloured accessories at present.

Its sounds gorgeous it also sounds like you have done everything possible too. Have you done all the obvious things de-cluttering and de-personalising the house eg getting rid of pictures and ornamnets. Make sure the windows are clean (which I am sure they are) to let the light flood in, hide kids and pets. Put fresh flowers about these are all little things to make sure you get the asking price. But to add thousands to the value its new kitchen, bathroom and garden, which probs dont want to do.

well it really does sound like everything is the best it can be. Make sure your rooms are not cluttered. You say there is no room for a garage but do you have a front lawn, if you did perhaps put down some large stones and make this into a parking area.
If you look in your local paper there may be a style doctor that could come round and write you a report on exactly what you need to do to increase the house price. Have a look because for the cost of £50 or so you could make yourself quite a lot more

another of sarah beaney's top tips:
Don't bother spending money on it to increase the purchase price if it's totally impractical. Ie, the house is only going to sell for what most houses in the area sell for. Because you've put in an amzing new bathroom and shower does not mean that someone will decide to fork out an extra 20k. If they had that to spare they would go to a more expensice area in the first place.
Just follow the other advice and do a house Doctor on it. Go mental with the magnolia cheap natural carpets. Or ask a surveyor what would add value.

residing house fees are going on, no longer up. EDIT Dave, worst case is a drop of around 10 - 20% which will nevertheless be around 20 - 25% up from 5 years in the past. After that, financial gadget will %. up, and back to the present problem of a scarcity of residing house driving up fees as purchase-to-permit traders see the %. up in the marketplace and initiate off snapping up residences swifter than 1st time customers can. So, wouldn;'t be too boastful if I have been you.

Keep it clean and tidy and minimalist with natural colours on the walls so it will appeal to the most number of buyers. Use accessories for colour etc. Watch something like the House Dr on TV and you'll get lots of ideas.

It might be your taste....have you done all that the "house Doctor" has suggested in de-personalising your home and making it more visitor friendly...it could simply be a case of house dressing to solve your problem. If you have not seen the show....do so....she can add 10000 to the value of your house just by spending 2000.

paint it in neutral colour's i know it sounds boring but your selling it so get magnolia get cream do it, not saying your house is messy but strip it back till you really just have furniture and a few personals selling it like that will give the other people a chance to c it in ther minds eye and fill it with thier own ****...good luck...oh dont forget the garden

Work on those bathrooms, install new tubs and tile and vanity, bathrooms are very inportant, make it where whomever comes to look will be excited to take a bath. KItchen is another place to up grade....

Make sure the interior and exterior decoration looks clean and fresh and tidy up your garden, then clear away all the clutter in your rooms so they look spacious and pleasant. Good luck.
