I live in the San Diego area but not Oceanside.
Oceanside is more of a military and working class town.
There are some very lovely and expensive areas to live in Oceanside but I would not recommend it for retirement.
Go south one town to CARLSBAD. Much, much nicer town and one of the best communities in America to live.
Encinitas is a great place as is Del Mar, but very very expensive there as is La Jolla.
North Coastal San Diego County is an awesome place to live with the best weather in the continental USA. Please carefully learn about all the towns from La Jolla to Oceanside so that you can make the best decision for your retirement.
It is a buyers market here in San Diego county and you can get some very good deals on homes.

I used to live in San Diego. Oceanside does not seem to be a good retirement community. I would recommend Encinitas/ Carlsbad/ La Jolla. If I had the money, I'd be in Encinitas right now. They're expensive to live, but that's Cali for you. If you're not 100% set on living near the ocean, go north into Riverside County a little. I hate to give away that secret, but I suppose it's long gone. The Temecula area is very nice, well-developed, but not nearly as crazy. The weather is much dryer and hotter in the summers though because you don't get the ocean breeze... and of course there is the little wildfire problem.

A lot depends on where you're coming from. Real estate is high, even in a declining market. There is a strong network of senior housing, transportation and social services in the county and Oceanside. Climate is great, plenty to do for fun and work. A 2 bedroom condo is going to cost anywhere from $180-280K with HOA fees around $200/mo. Gated senior only condos could be a little less.
