good luck!!!!! our house is priced below appraised value and listed with a realtor---the real estate company is well known and our realtor has been in the business for 20yrs . when selling a property is was all about price location and terms -----today is price-price-price.

The best company to sell your home fast is.... the company that can get you to price it correctly to sell fast.

Here's a thought. If typical listings are for 6 percent, list it at 7 or even 8. Make sure that the extra is offered to the Realtor that brings the buyer. Put that into the listing agreement, and make sure it is reflected on the settlement statement at closing (the HUD-1).

You may feel like you're giving up a percent or two, but you'll get your sale done through the holidays, and you might actually get the best price.

Do a search for the best realtors in Detroit. Keep in mind though, that even the best realtors can't quickly sell a house that is overpriced. You'll need to price it at or below market value to sell in two months or less. Good luck.

If your house is priced right for current market conditions it shpould sell within 30 days. If it sells in less time it was priced too low, more time priced too high.
To answer your question - I would use a reputable realtor. Due to your time constraints I would not do "For Sale By Owner" (FSBO).
