You can try real estate.- sales, rentals or property management. You do not need a degree. As a rental agent or a property manager - you can make money.. You can be self-employed too and will give you flexibility.

I started by looking in newspapers, message boards, for owners who were seeking tenants and would contact them and say I was an agent and can find you tenants( I had given myself a business name and I made business cards on my computer) . I did not need an office - just a telephone and answer machine. Then I advertised for tenants in newspapers and on message boards and in no time I was in business. That leads to property management as well. (You can also employ others to do that for you) You can publicise your business as wel using local papers under houses, apartments for rent and message boards, etc

You can learn how to draw contracts from other agents - probably even find how to do on line. You have to make sure you get paid your commissions but you learn to draw up tight contracts as you go along. From there you automatically have your happy clients asking you to find properties to buy and also to sell - so then you are in sales. Also did this without an office but then became necessary later as I expanded.. As you know this can be very lucrative

You can find out what paperwork, credentials, business registration you need.- though I found I did not need any from where I operated my business. You will need a car.(though I did not have one initially)

I want to mention that I had never done any type of sales before but this business rapidly grew- in fact it literally exploded.. I spent years obtaining my engineering degree and made good money drafting and designing including some architecture but I never found it satysfying. It did, however, help me in the real estate field..

FIRST OF ALL- Do not lie about having a degree! If, for whatever reason, your prospective employer checks- or if you are hired and your employer checks during your employment- you can kiss a good job goodbye for the rest of your life.

The best idea is to get a degree. Trade schools really do help. My boyfriend attended Heald, and with a simple Associates is making about $60k.

However, if school just isn't in the cards, a great place to look is with the city. Although government jobs don't sound appealing, the city (at least here in San Jose) tends to have a lot of entry-level positions that, after you've established some seniority, open you to later opportunities for promotion. Also, the city that I work with gives out 3.5% raises every fiscal year.

You could also check with different corporations in your business district, the county, local schools, etc. There are tons of places with entry-level jobs, you just have to have patience and continue looking to find them.

Good luck! :)

I wish I had good news for you but I don't. Construction can pay more as does working on offshore oil rigs. That's about all I can think of that is easily obtainable (i.e. no strike it rich real estate ventures or work from home scams). I have a Bachelor's degree and can't seem to earn more than a meager income. These days everyone wants graduate degrees in business and accounting and all that jazz.

If you're just looking for another "job" I can't help you. If you're looking for a business opportunity, I can. I know of a terrific business opportunity, on-line marketing. It is a business that you can develop any way you'd like. . .remember, it would be YOUR business. It can be developed as a referral business or you can sell the products. The products are incredible, a very wide variety to choose from. With this variety you can easily find a niche, a product that really suits your personality, one you can really get behind and promote.

If you have good verbal skills and decent writing skills, lie about the degree. People with BA's are a dime a dozen. Nobody checks anyway. I dropped out my second year but have good verbal and writing skills. I work in a billion dollar corporation and all my employees have a "better education" than I do. Many of them have terrible verbal and writing skills. Work experience is much better than a college degree. What does biology, trig, calculas, english lit., theology, history of civilization, etc. have to do with performing your job as a sales rep? Hiring managers who are obsessed with the degree shouldn't be doing the hiring.
