We have a single family house in Jacksonville, Florida. We do not live there ourselves, it is rented out. Now we have to decide whether or not to invest in a sprinkler system for the yard/lawn. It is a pretty costly thing. How necessary is it? Is it worth it? Can one do without it (tenants watering the lawn etc.)?

I emphasize: the question was about the sprinkler system. I undersdtand irrigation is necessary, but I would like to know how necessary is a costly installation of a sprinkler system?

I took care of the maintenance of fifty (50) homes and 125 four-plex in Las Vegas, for years. The best thing you could do without worrying, is a lawn sprinkler system. One other way is: Make a deal
with the tenant, if you feel that you can trust them or, make and deal with a lawn maintenance service.
Have the tenet do the lawn service. If your saying you live far away and can't check on the lawn the only other way is to have a neighbor let you know what's going on.

Granted, your going to have to trust someone, one way or the other, it's up to you if you can't be there. I would personally have a deal made with the tenant, something off the rent, etc.

You have to expect some trouble, it's human nature.

irrigation is necessary if you want your lawn to be maintained. the cost depends on how big your lawn is or you can just provide the areas you want taken care of.
