Putting it simply, it can't be done. I know of methods of making the heating system chimney more effecient, but I went to school to learn how to do it safely. For example, heat loss can be reduced using a damper in the chimney. If it closes off too much, it not only affects the efficiency in the firebox, but also creates hazards such as carbon monoxide fumes accumulating in the house or flammable deposits accumulating in the chimney which will eventually cause fire in the chimney itself. If that happens, the house usually burns down.
Considering your question, have a pro look at it to offer alternatives & cost effectiveness. Even with the knowledge I have, I would not attempt to plan & change it on my own.

Get yourself a slow combustion wood fire and install it in your chimney. It will warm the whole house.

You Can't.
A good "Stove Type" fire box will run you out of the room, but a brick chimney won't do a thing.
