They look at everything. Stuff like the grass not being mowed doesn't matter. They measure everything and look over every thing then they see how everything compares to houses that have sold in the area recently.

Yes, they check inside too. Cut and trim the grass. Clean the windows. Do touch up paint if needed. Make sure all light bulbs work. Vacuum the carpet. Clean up any messy areas. Clean bathrooms. Make all the beds.
Appraisers are human beings. Make the appraiser think "Wow, this house is really well taken care of. It is worth more than the other houses in the area of the same square footage."

Do your best to make the house look presentable. As an appraiser there is really limited things to do make your house worth alot more. The appraisal is based on location, square footage, appeal (interior and exterior) and ammenities (swimming pool, docking area for a boat, 1-2 car garage etc.)

To get a decent appraisal a home had to look desirable. Touch up paint if necessary. have carpets cleaned. I think most important is de-clutter. It makes the place look bigger. Some even rent a storage unit to get things out of the way. For sure, have the grass cut and any flower gardens weeded, shrubs trimmed.

This is a great question. While in the process of buying our house the appraier came for two minutes and left. She did not check the foundation, electrical, plumbing, if the furnace worked, if the windows were new, how the roof looked or anything that should have been deemed important for that matter. Should the yes, but will they you never know. To get the best apprasial find someone you know or do minor interior or exterior work. Or have it done online based on area and size.

Yes, they have to appraise the house inside and out. Personally, if I were wanting a lender to lend me money for my property, I would have it looking as good as possible. Getting a loan is basically a sales pitch. You are trying to sell yourself as a responsible, qualified borrower. Of course, needing your grass mowed or having a dirty house are not grounds for having your loan denied, but the better you look as a borrower, the more effort a underwriter will put in to get your loan approved.

cut the grass.....clean the inside.....paint the house if possible....fix windows if broken..just work on your house before you call an appraiser...and if he suggests you fix something ..you better fix it.
