!. You could hire an appraiser to check out the land , area, and get the statistics. 2. you could go to the seller and ask to him/her if it is ok for you to take a look at the property. In some states, If you have an address, you could look the property up on the internet and see what tel taxes were, the last time they were paid and that would give you some idea of the going price range.

Your best bet is to get a full narrative appraisal. They will research in depth all the facts on the property. They should find out if the land can be built on, comparable land sales if available; if not they will conduct a subdvision analysis. If you want to save money you could do all this yourself and speak to your planning department and see if it is buildable and interview a few agents. However, to be absolutely sure on all the facts you should hire a good appraiser.

You can not do it, the IRS will only take a licensed or certified appraisal report. You MUST hire a licensed or Certified appraiser to perform a retroactive appraisal. Its going to be expensive, most MLS sales records only go back 5-7 years at best. This report is going to take some time to do and may cost you a couple of thousand dollars or more.

It may not have a actual value because it is a fairly new site and is still gathering info but it can at least tell you the property's tax value which is usually about 80% of its real value.

there are different ways you can do this. have a timber company go out and check it out and they will tell you what is is worth. a surveyor and a realitor.
