I have found a manufactured home for sale but it is for sale by the owner. They are only asking for 24000 and to me it don't sound to bad. What should I be aware of when an owner is selling? I have never bought a home before I have always been stuck in the renting trap and I was wondering what steps I should take? And are there certain lenders that I could use?

You need to be very cautious when purchasing a mobile home. The materials and methods used are not always the best. They are usually built as cheaply as possible with low grade materials. You will have to pay to have it moved unless they are selling the lot with it. Having the home inspected would be a good idea, it will cut down on a lot of surprises.

I have to agree with the first answer "HIRE A REALTOR!!!". As the saying goes with the Orlando Regional Realtor Association
"Don't it yourself".
A realtor will look out for your best interest, making sure inspections a done, writing up the purchase contract on your behalf and handling any negotiations. If the seller doesn't want to pay 2 to 3% of the sales price to help protect you, then they maybe trying to hide something.
Depending on the part of the country you live in, finfing a lender to back you maybe hard. Keep in mind manufactured homes don't appericate at the same rate as a home. A lot of times they depericate.

confident, every physique desires to maintain that fee. FSBO's oftentimes finally end up taking below they could internet in the event that they went by using a realtor. Then they could desire to probability not having all the disclosures or disclaimers it is had to cover them if the deal is going "south" or if the customer comes lower back to them a 365 days later with a leaking roof. Get a realtor, you may negotiate the fee. right this moment, in a clientele industry, with all the homes on the on the industry, you pick an aggressive realtor who will conceal all your bases and get your place on the MLS, the place different realtors look.

Stop and think before you buy a Manufactured home. 24K is a lot for a Manufactured home. I almost bought one, a bunch of people talked me out of it. Now I'm glad they did. Put the money into a real home with land.

Absolutely hire a Realtor to represent you. In most areas, Realtors don't charge buyers, they get a commission from the sale proceeds. He/she can ensure your interests are protected. Never ever represent yourself in a real estate transaction, buying nor selling......hire a pro.
