I purchased a house 2 years ago and asked for an appraisal of my home at closing. To my knowledge, it was never sent to me. I've tried to contact the loan officer i worked with to see if she would have a copy of it in their records. She will not answer or return my calls. I need to have it by Sunday if at all possible. Does anyone know if my loan officer would have the appraisal in the first place, or do I need to enquire about it somewhere else?

If you have the number of the appraiser start there. The loan officer may or may not have it. It would be a part of your file and most lenders do not give copies to the loan officer.

A 2 year old appraisal has no current value, just as a side note.

Your loan originator does not have your appraisal. The company that she works for will have one in the file for at least 3 years. After three years the file can be shredded.
Call the "original" broker, if you used one, or the bank. If the loan has been sold the originating bank or broker will still have a copy of the loan package.

The bank that did your financing will also have a copy. But they are under no obligation to give it to you neither is the appraiser since he is hired by the bank and NOT you. Best bet is to try and see if the LO archived a copy. More likely the file has since been purged...

You paid the lender to have an appraisal performed. although, the lender ordered and owns the appraisal, in spite of in case you footed the expenses of same. contact the appraiser in contact for a replica of the appraisal. do not anticipate to get same and not using a fee.
