My fiancee and I are building our first home. I am extremely new to real estate, I have little knowledge about it. I am concerned because our home does not have a dining room. It has a kitchen with a breakfast nook. We don't have a problem with that, but I am afraid we won't be able to sell the home years down the road because of it. Any advice? What's more important - a living room or a dining room?

Don't worry about it. You might, or you might not, want to sell your home years from now. You never know what will be vogue by that time anyway.

It's more important that you get the home YOU want. If you don't see the need for a dining room (not many people really NEED a formal dining room), don't pay to have one, just because you're afraid it will affect your resale. By that time, you'll have plenty of equity, and the house will be worth so much more, that you can sell it at a lower price if need be, and STILL make a decent profit.

Besides, the big sellers for a house are location, bathrooms, and kitchen, not necessarily in that order. Dining room probably ranks really low on the list - after bedrooms, living room, and closets.

Both.

But, if there is the potential for the buyer to add on then there is a chance it will not matter.

Make everything look as uncluttered as possible so the lookers will not notice the missing room that much. Make you nook look pleasant and welcoming by leaving the table set with flowers.

Always have a nice scent in the home, something homebaked and some nice soothing music playing. Things like that plays tricks on your mind.

Both are Very importtant just make your kitcken bigger with nook thinks of ideas what to do hopes it helps you
