I am a first time home buyer, and I don't know which is a smarter choice, buying a brand new home or buying one that has been lived in before? I am not sure if these new communities are rushed and could have problems shortly after buying? Does anyone have any experience with this comparison?

Both have pros and cons. Personally, I think the pre owned homes are better.

With a pre owned home, it will already be "broken in". Just like a car, just because it's new, doesn't mean it's perfect. Let the first owner take it for the first 2 to 7 years. I lean towards the 7.

By then, the kinks should be out of it. Also, the neighborhood should already have it's personality by then, On a new home, all you know about the neighbors is that they qualified for a loan - and in today's market, maybe not even that. Many investors are getting past the builders attempts to keep them out, buying several houses (I don't think the builders try that hard to keep them out) and then renting them. So you may be moving into a rental neighborhood anyhow.

Pre owned has trees. Mature landscaping. Character. Window coverings...

My experience has been you get more home for the money if you buy a home that's 3 to 8 years old. Often times the new construction problems have been worked out the landscaping is finished and if the home is properly maintained it's just like a new home without the new home price and hassles

I have worked in construction, and a-lot of the homes are put together quickly, with cheap materials and some of the labors are underpaid which doesn't make for a good combination when purchasing a new home..I have had personal experience with old homes and unless they have recently been updated (electrical and plumbing) your looking at several thousands of dollars..I think anyone who is looking to buy new should have it custom built so you can be around and watch how and what they are doing to it on a daily basis. Believe me when I say they hate to see the home owner especially daily!!

It really does depend on where you are. I would NEVER buy a new house anywhere in Florida. The number of under-qualified and inept contractors here is staggering. Most aren't even licensed...thanks Jeb!

Regardless of what you decide, you should always get a competent home inspector to look over the entire place. Don't use the inspectors your realtors recommends because they get kickbacks. Find a friend or neighbor and ask them who THEY used and if THEY were happy with the service they received.

It depends on what part of the country you live in, if its on that house's are sprouting up everywhere and they are sold at asking price, I would look for something a few years old. At least it wont be slapped together. In the busy markets quality is sometime lacking.

New communities have a lot of good things...but you generally need to put in landscaping and wait 20 years for the shade.

You need to do a grid and work out for yourself the key important features of each....and the negatives of both.
