It's standard tenancy agreement, normally 6 months minimum

i think this is a Scots Law thing; dunno if it applies in England. It's what you should expect in Scotland for a flat. 6 months is the normal minimum. There's a standard legal form and some guidance on it somewhere on www.edinburgh.gov.uk
