You should advertise on the internet and papers, without specifics about the gym itself.

You need to ask yourself why your members come to your gym. Is it due to the facilities, the personnel or the proximity. Be sure in the arrangement that the new owners cannot change whatever is most important. This can typically be accomplished by keeping you on-board for a period of time.

Be warned that a typical policy for some of the large gym's is to buy your gym, covert the members to their gym (and the contracts) and then close you down. They are actually buying your members, not your gym.

You can try listing it, with a "Buy A Business" type source or agency. For the members; you do not want to say anything, until you have a confirmed buyer. You then want to post a notice and verbally tell the members of the sale. Try to arrange the transfer of business to occur several weeks or a month, after the sale occurs. You could try having the new owner stop by, to meet the members; during the final weeks that you run the gym.

You list it with an agent who specializes in Business listings. They'll put a note stating not to notify staff or management and probably control the viewing of the property.
