sounds like the house is settling
may be worth having it looked at sounds like its a brick house to see cracking outside
most builders only give a 1 yr warranty
unless their reputable and stand behind their
work depending how big the cracks are may be
normal especially if the dirt was disturbed if just normal settling not to major suggest taking a pencil and marking end of crack and watch it for a couple weeks or so or even through winter thats when it would do the most damage
if doesnt get worse can spackle inside and repair outside rather easy
also if you dont see any cracks in foundation the window may not of been framed right (header)

In the UK, new houses almost always come with defect insurance from (usually) the NHBC. This gives the builder primary responsibility for fixing all defects (except very minor ones) for 2 years, and defects causing major structural damage for 10 years. The NHBC will act as arbiter if there is a dispute, and will do the work if the builder can't (e.g. because he's gone bust). So, your first approach should be to the builder, and then to the NHBC if you can't get satisfaction.You will need your NHBC documentation - if you haven't got it, contact your solicitor. Sometimes the insurance is from a different outfit - e.g. Zurich - but the principles are the same.

Sounds like bad footings or subsidence, with house being less than 10 years old contact firm that built it as there should be a 10 year guarantee

There should be a guarantee with the house, get in touch with the builder. DON`T be put off by him, make him put it right immediately. (You do have a copy of the guarantee don`t you ?) If not, and someone else lived in the house before you, get in touch with them. If not ask your neighbours, that's if they live in a similar house.You must do something because it could affect your buildings insurance.
