We are not able to sell the house .Its been a year.
We cannot take the expense any more.
Is there any way to get rid of this house.
Pls advice.

This house is newly built 2002 two level townhouse in circle pines MN. Its been a year in the market. We changed two realtors trying to sell.
We did professional cleaning for each show. Lowest price for the season. We have opted for short term renting to share a part of mortgage payment.
Getting a renter is also becoming tough.
Why people dont want this awesome house. I am wondering what people do in this situation. Is hiring rental manager is good idea for cash flow.

Are you going through a realtor? Can you change realtors?
Have you posted online? With pictures?
Is it overpriced or under the market value?
Can you rent until it sells to cover the mortgage?
Is there a realtor or investor who can buy it from you cheap
to turn around and resell it for profit? What is the lowest you would sell it for to get rid of it faster?
Do you have family that owes you money where you could ask to transfer this property in exchange for cutting the debt?
Can you refinance the house at a better rate
so you aren't in such a bind?
If there is something about the market price or demand, location, or problems with the house, please consult a realtor about what you can do and how much more it would cost to resolve that problem (either cutting the price, investing in repairs, etc.)
Of all the options, you need to find the best way to cut your losses.

I would like to help you. But there are a few important things I would need to know , such as what kind of loan you have at how much interest. How much your asking and and what is it appraised at ...the condition...well you can see what I mean. This probably won't make you feel any better but there are quite a few in the same predicament you are in ....get your info together ...and I wish you the best of luck and i am sorry it isn't working out for you !!!...one thing i can say for sure is ...it may be a big problem but ...it will pass...it may not go away the way you want ...but it will go away and it will be just a memory.

Where about is your house? What are the average selling prices in the area? Are you selling it yourself or through a Realtor? Did you do a Market Value Comparision before setting up the asking price?
In this hot real estate market, your house should be sold within months. If not, you must asking too much.

If it's been on the market for a year, and assuming you're located in one of the markets that were hot until last year, it sounds like it's overpriced. I'm in the same predicament as you are, but mine has been listed for only 3 months.

There's no way for us to tell you, we know nothing about the house. Call a few real estate agents to look at it, and tell you what you're doing wrong.
