I think because trekkies, star warz junkies, and lotr fans wish they were a part of those worlds.
Let's see, star wars you have the Force and hyperdrive starships.. how many of us never wished we could travel to distant planets or battle the sith with color-customized lightsabers? For star trek, we can all relate to it as it resembles corporate or military life, only difference being its on a starship or some deep space station. and finally its pretty obvious why everyone likes the rings.. serene landscapes, unicorns, dragons, swords & sorcery, hot elves, friendly hobbits, and evil orcs to behead.

I've been heavily into SW and ST for over twenty years, for different reasons. Star Wars is one of the most gleeful, rip-roaring adventures ever put to celluloid, and immerses the viewer in a very different, imaginative world. I love ST for the quality of its stories. When it came out in the 60s, it was easily the most intelligent sci-fi show to date (its quality paved the way for other quality sci fi shows today), AND it offered a very hopeful vision of our future at a time when America and the world were very troubled. The Star Trek universe is a place where I feel comfortable (not that I don't have a very full life outside of TV).
Someone else will have to explain LOTR, as I enjoy it but am not obsessive about it.

I'm sorry I don't have time to answer your question I'm in the middle of watching all 6 Star Wars movies, then I thought I'd move on to The Lord of the Rings Saga, extended editions, of course.......next weekend me and my buddies thought we might dress up in our Starfleet uniforms and watch all 10 Star Trek movies. Want to join the party?

Shared experience, fun, the search for the minutae in each film all contribute to these types of followings. But mainly the fun.

Because it is wild how Hollywood has been predicting the future with movies, and it is nice to think we have somewhere to go after we humans use up all the resources of this planet.
Like viruses we are.
